Two H-E-B Rumors, One Parkway: The Second Boom Happening Near Oakmont Boulevard

Most people who drive Chisholm Trail Parkway only clock one growth story on it right now. It's the one near McPherson Boulevard, where H-E-B owns land and recently filed to grade it. That's real, and I already wrote about it.

But there's a second boom happening on the other end of the same road, up near Oakmont Boulevard and Overton Ridge, close to Clearfork. And it involves a car dealership that's building something closer to a resort than a lot full of sedans.

The land: 145 acres filed, 152 approved, one grocery store nobody's named

Cassco Land Co., the development arm of the Edwards Ranch family, filed plans in September 2024 asking the city to annex roughly 145 acres around 6600 Oakmont Blvd., with 101 acres set aside for the mixed-use development and the other 44 acres for right-of-way.

By the time Fort Worth City Council gave final approval on January 14, 2025, the numbers had shifted. The property came in at more than 152 acres including right-of-way, with about 108 acres now planned for the actual retail development. It was annexed with "G" intensive commercial zoning at the request of the landowners, Southwest Pasture LTD and Oncor Electric Delivery Co. City urban planner Derek Hull told council the project's economic impact is expected to hit $12.4 million over its first five years, growing substantially after that. District 6 council member Jared Williams, who represents the area, called it "a big deal for the city." That's a normal thing for a council member to say about a project in their own district, so take it as color, not proof of anything.

The grocery tenant is still the open question, and it's been an open question in public for a while now. At the November 13, 2024 zoning meeting, project engineer Travis Clegg, of Westwood Professional Services, told commissioners part of the land would go toward a grocery store and "significant retail," but said he couldn't reveal the name yet. Zoning Commission Chair Rafael McDonnell asked him, on the record, whether the company was known for its tortillas. That's about as close to an official wink as a public meeting gets. It's still not a confirmation - and that was two years ago.

I haven't found anything in city records or news coverage since that meeting naming the tenant. If you're waiting to hear which grocer is coming, you're waiting on the same thing everyone else is, including apparently the Zoning Commission chair back in November 2024.

One detail worth a caveat: Cassco's original filing describes a spine road extending Oakmont Trail north and south to connect with nearby neighborhoods. Local reporting on the project doesn't specifically name Overton Ridge Boulevard as the connection point, that detail is circulating in local development discussion but hasn't turned up in an official document I can point to.

The anchor tenant is not a normal car dealership

The name most people will recognize here is Autobahn Fort Worth. The 45-year-old dealership, owned by Robert Bass, currently sits on White Settlement Road near West 7th, where it sells and services BMW, Volvo, Volkswagen, Porsche, Land Rover and Mini. Autobahn had been looking for a new home for more than two years, partly because other development was already planned for its current site.

Autobahn is building on nearly 75 acres at Oakmont Boulevard, on land bought from Cassco, and this isn't a normal dealership lot. Porsche will get its own "island" connected to the rest of the campus by a bridge, and the site will house the first U.S. dealership designs for both Mini and Land Rover. The campus will feature green spaces, on-site restaurants and dog parks, with amenities steadily coming online through 2026 and 2027. Specific brand touches reported elsewhere include two Porsche racing simulators, a BMW café with an indoor golf bay, retro arcade games in the Volkswagen showroom, and a Volvo-branded dog park.

The dealership almost didn't end up here at all. Autobahn was originally supposed to anchor a phase-two expansion of Clearfork, but the dealership abandoned that plan. Cassco then tried to move Autobahn to a site the company owned in Benbrook, and the Benbrook City Council turned down the zoning request, wanting something more like a marquee development on that land instead. Oakmont Boulevard is Autobahn's third stop, and this one stuck.

I got to see their proposed plans when they presented to Benbrook, and they were impressive. Of course, plans are one thing and execution is another. I'll be excited if their plans turn out to be reality - and you should too, it's neat.

Timeline and jobs

I missed their groundbreaking, and Autobahn's own account of the event doesn't include a specific calendar date. The company's post simply opens with "this morning, we officially broke ground on our brand-new campus," and describes the 75-acre site bringing together the Porsche, BMW, MINI, Volvo, Volkswagen and Land Rover stores, with green spaces designed in collaboration with the Fort Worth Botanic Garden, an on-site restaurant, and a dog park. Based on a Fort Worth Inc. article from the same period describing the project as "scheduled to break ground this summer," this first groundbreaking most likely happened in the summer of 2025, though Autobahn hasn't put an exact date on it publicly that I've found.

A second groundbreaking followed months later. Autobahn's site marked "the next phase" of the campus with its own groundbreaking on October 29, 2025. That's likely the same October 29 date referenced in Fort Worth Report's coverage from that period, tied to a later phase of construction rather than the project's actual start.

The target opening date has moved since that first announcement. Autobahn's own post said it was "aiming to open our doors in fall 2026." More recent coverage, tied to the October 2025 Cadillac acquisition, now puts the opening in spring 2027

On jobs, Autobahn president Brendan Harrington has said the completed campus should employ 550 to 600 people.

One more layer got added in October 2025. Autobahn completed its acquisition of Frank Kent Motor Co.'s Cadillac dealerships in Fort Worth and Arlington, and the Cadillac locations are staying at their current sites rather than closing. Autobahn's own website now lists Cadillac alongside its other six brands. Whether Cadillac gets space on the new Oakmont campus, or stays permanently at the existing Frank Kent locations, isn't something either company has said publicly yet.

Why this counts as a second boom, not a rerun of the H-E-B story

Here's the actual comparison. The H-E-B story I covered earlier centers on an 11.83-acre lot at 5501 Crescent Hill Lane, near the Shops at Chisholm Trail Ranch on McPherson Boulevard, in far south Fort Worth. H-E-B filed a permit there in July 2026 to grade the site, and as of my last check that permit was still marked "Awaiting Client Reply" with the city, meaning it's a real signal but not a done deal - and there's still no confirmation if H-E-B is going to build a store there or not. 

That site and the Oakmont Boulevard site sit on the same parkway, roughly 15 miles apart depending on where you measure. One is anchored by a possible grocery store with a permit already filed. The other is anchored by a confirmed 75-acre luxury auto campus with a grocery store still unnamed, and has been unnamed publicly since at least a zoning meeting where a city commissioner asked about tortillas on the record. Two different developers, two different timelines, two different scales of project. Calling it a coincidence that both involve H-E-B speculation is fair. Calling it evidence that H-E-B has some grand plan for the whole corridor is not something I can back up with anything on paper right now.

The grapevine whispers that H-E-B is known to be very picky where they put stores - understandably so, and they're known to sit on land for years before selling it to a another developer for a different purpose. So, until we get word from H-E-B themselves, I'm not holding my breath. I am keeping an eye on both locations though. 

5. Buyer and Seller Relevance

Move-Up Buyers: If you're already in the Clearfork, South Hulen or Ventana area and thinking about your next home, this corridor is about to get busier. More retail, a major employer bringing 550 to 600 jobs, and better road connections all point to more daily convenience nearby, not less. That's worth weighing if walkable retail and shorter commutes to a growing job base matter to your next move.

Empty-Nesters: A project like this usually means more dining and retail options within a short drive, without requiring you to live directly next to construction. If you're weighing a move that keeps you close to Clearfork's amenities while looking for something with less upkeep, this is the kind of nearby growth that tends to support that kind of decision over time. This is not a claim about your home's future value. It's a note on lifestyle access.
