Lakeview Landing in Granbury: What's Being Built on the Lake, What It Costs to Own There, and Who It Fits

One of the last big open pieces of lakefront on Lake Granbury is now a construction site, and the first home lots could be ready by the end of this year.

The developer's name for it is "LakeView Landing." It sits next to Hoffbrau at 300 East US Hwy 377, on the southeast corner where the Brazos River meets the highway, per CultureMap Fort Worth's March 2025 report. If you've driven into Granbury from Fort Worth, you've passed it. It's the green patch that isn't green anymore. culturemap

Here's what's coming, where it stands today, and what it means if you're thinking about buying or selling near the lake.

What's planned

The developer is Realty Capital, a DFW-based firm. The plan calls for lakefront restaurants and shops, waterfront homes with boat docks, patio homes, townhomes, active-adult housing, market-rate apartments, a SpringHill Suites by Marriott, and a public park. culturemap

The home count, as first reported:

Not every source agrees on those numbers. Realty Capital's own portfolio page lists 300 apartments, 115 single-family lots with 36 on the lake, 200 senior living units, and 16,000 square feet of retail. The broker's site says 48 acres and more than 3,000 feet of shoreline. The city's plat says 47.271 acres. The plan has clearly shifted since the early pitches. I'd treat the smaller, more recent numbers as the working plan until the final plats say otherwise. Realtycapitaltheashtonagency

The pricing has shifted too. The $100,000 interior lot figure is from early 2025. Today, the broker says you can only buy a waterfront lot by itself. Every custom home there has to be built by one of the project's approved builders. The townhomes, patio homes, and interior single-family homes will all be sold as finished, move-in-ready builder homes. So if you were hoping to buy a $100,000 interior lot and bring your own builder, that door looks closed. theashtonagency

Where it stands right now

This is not a finished project. It's not close. Here's the timeline as best I can piece it together:

  • 2019: Planning began. culturemap
  • August 2023: The Granbury City Council approved a development agreement with RCM Lakeview Landing LLC and accepted a petition to create a Public Improvement District, per council minutes. Both votes were 6-0. Granicus
  • March 2025: Construction started. The target for finishing everything is 2028. culturemap
  • May 2026: After more than a year of digging and leveling, utilities were in and mass grading was done, per the EB-5 fund's May update. EB5 Visa Investments
  • September 2026: Crews are working on the apartments. Elevator pit floors have been poured in Buildings 1, 2, and 3, and foundation grading is underway (EB5AN, 2026c). eb5visainvestments

One more piece: a state filing shows about 70,000 square feet of sidewalks and ramps along the new roads and along Overstreet Boulevard, with an estimated finish of December 2026, per TDLR records compiled by Zabalist. Zabalist

Dates in a project this size slide. Plan around them, but don't bet your move on them.

The part most buyers will miss: the PID

This is the section I'd read twice if I were buying there.

A Public Improvement District, or PID, is a way to pay for the roads, water lines, and other public pieces of a new neighborhood. The city sells bonds up front. Then homeowners inside the district pay those bonds back over time through a yearly assessment. That assessment is on top of your normal property taxes.

In Granbury's case, the council voted 6-0 on April 15, 2025, to set up three assessment areas and approved selling up to $15,000,003.33 in bonds, according to a CitizenPortal summary of the meeting. Those bonds get paid back by property owners inside the district, not by Granbury taxpayers at large. There is also a second, separate district. What that means for you: before you fall in love with a lot, ask for the PID assessment amount for that specific lot, in writing. Ask how many years it runs. Then add it to your monthly payment math. Texas law requires sellers in a PID to give you a written notice before the sale. Read it like it matters, because it does.

PIDs aren't good or bad. They're a trade. You get new roads and infrastructure built fast, and you pay for them over time instead of up front. What bothers me is when buyers only find out about the assessment at the closing table. In my experience, the buyers who are happiest in PID neighborhoods are the ones who ran the numbers before they signed.

How it's paid for

The money comes from several places. Texas Bank and Trust made a construction loan, and the rest comes from bonds and the city's help with the road. CultureMap Fort Worth

The apartments have one more funding source. They're partly financed through EB-5, a federal program. Under EB-5, investors from other countries put money into U.S. projects that create jobs, and in return they get a path to a green card. Because Granbury qualifies as a rural area under the program, the minimum investment is $800,000. The fund says the project should create 659 jobs, and that the offering is now fully subscribed and closed. The National Law Revieweb5visainvestments

Why this matters to you: that money is already committed to the apartments, so the apartment piece has its funding lined up. It doesn't guarantee anything about the timeline for the restaurants, the hotel, or the homes.

What changes for the neighbors

Four established neighborhoods sit closest to this site. Each one will feel it a little differently.

Waters Edge. The new Overstreet Boulevard extension runs straight to Waters Edge Road. Waters Edge is a canal neighborhood where nearly every home touches the water in some way, with its entrance right off 377 near downtown. A new road connection could make trips to 377 and the new restaurants easier. It could also bring more cars past the neighborhood. We won't know which way it tips until the road opens. If you live there, it's worth keeping an eye on council agendas as that work wraps up. Knieperteam

Harbor Lakes. This master-planned neighborhood sits just south of 377, with golf, lakefront homes, and condos. Owners here are close enough to walk or take a golf cart to a new waterfront restaurant row once it opens. Lakegranburyproperties

Catalina Bay. This gated lakefront neighborhood sits just off 377, close to the river and the Harbor Lakes golf club. It's one of the closest luxury lakefront comparisons to the new waterfront lots. Knieperteam

Grand Harbor. Homes with private docks and custom layouts line the east shore, just south of 377. Elevaterealtygroup

For homeowners in these four neighborhoods, a new restaurant and park district down the street is a lifestyle upgrade. More traffic on 377 and a busier lake on summer weekends are the trade-offs. I'd tell sellers here that the new construction next door is not your competition so much as a new reason for buyers to look at this end of the lake.

Who this fits: Move-Up Buyers and Empty-Nesters

For Empty-Nesters. Lakeview Landing's patio homes and townhomes are aimed right at people who want less yard and more life. The broker describes them as low-maintenance homes, with a dog park, pickleball, trails, and golf cart-friendly streets built in. If you're sitting on a larger family home in Benbrook, Aledo, or Weatherford and dreaming about lake life, this is one path. The other path is a resale home in Waters Edge or Harbor Lakes. Those come with mature trees and neighborhoods that are already built out. Both are real options. The right one depends on your budget, your timeline, and how you feel about living near a construction zone for the next couple of years. theashtonagency

For Move-Up Buyers. The waterfront custom lots are the draw here. If you're already in Granbury and want to move onto the water, you'll be comparing a new lot plus a custom build against an existing lake home. New construction right now can be a strong value. You get today's building codes, a builder warranty, and a floor plan you pick. A resale lake home gets you in faster, with the seawall and dock already in place. I'd run both side by side, with the PID assessment included in the new-build number.

For both. Schools matter even if you don't have kids, because they affect who buys your home later. Lakeview Landing is in Granbury, but don't take anyone's word on exact school assignments, including mine. Check the address on GreatSchools.org and TXSchools.gov.

If you're selling first. Most of my Move-Up and Empty-Nester clients have a home to sell before they buy. With waterfront lots expected in Q4 2026 and a custom build taking many months after that, you have time to plan your sale around your new home's timeline instead of rushing it.

I've watched Granbury's east side along 377 change fast. This project is the biggest bet anyone has made on that stretch of shoreline in years. I'm not going to tell you what it will do to home values. Nobody can promise that. I will tell you it changes what that corner of town feels like to live in.

The waterfront lot reservation list is open now through the project's broker. The first lots are expected before the end of 2026.

Number conflicts:

  • Single-family lots: 105 total with 24 waterfront (CultureMap, 2025), versus 115 total with 36 waterfront (Realty Capital portfolio page, undated).
  • Apartments: 289 (CultureMap, REBusiness, EB5AN 2026) versus 300 (Realty Capital page). I went with 289 because it's the most recent and the most often cited.
  • Acreage: 47 (news), 47.271 (city plat agenda), 48 (broker and EB5AN).
  • Shoreline: The broker says 3,000+ feet. An older developer page says "2,000 square feet," which looks like a typo.
  • Senior living: Realty Capital lists 200 units. The city describes a "future assisted-living parcel." CultureMap says "active-adult multi-family."
